However, we recognize that investing in real estate properties in the United States is very different than purchasing real estate properties in India. It goes beyond mere identification of the right opportunity. It also includes completion of due diligence and legal/financial formalities to ensure that the transaction is insured, conforms to all applicable laws, and is a risk-free investment with potential for quick appreciation.

To complete real estate transactions in a risk-free manner, you will need the services of several professionals. We have established, directly, and through our experienced and licensed brokers, relationships with several professionals who specialize in real estate
transactions. All these professionals are bound by law and ethical rules to provide you with a conflict-free service. Each Professional plays a role in the completion of the process and at each and every stage, we are there to guide you in the process. More specifically, we
assist you in the following steps of the PROPERTY BUYING PROCESS in the United States:
- At the very outset, access to our database of properties listed by licensed real estate brokers.
- In the event that properties listed on our site do not meet your requirement, then our Lead Broker will try to identify properties which match your requirement. You indicate such properties by registering with us and filling our Custom Requirement Form.
- Once a property is identified by you, our Listing Broker will provide you a guided tour to examine the property.
- If you like the property, we will help you negotiate the price with the seller.
- If you finalize the price and decide to proceed with the purchase, the first and most important step is to retain the services of an attorney. Our Lead Broker or Listing Broker will help you identify one who is familiar with the local state/town laws.
- Your attorney will advise you on the remaining steps. However, typical steps are listed below.
- An initial contract will have to be signed with the seller at which time you may have to pay a non-refundable deposit which is placed in an escrow account. The contract will specify the time you have to complete your due diligence. Your attorney will draft a contract that will enable you to recover your deposit if there are faults in the property, such as physical defects or if the Title Search is not satisfactory.
- With your permission, we will work with the attorney to assist you in retaining a Title Search agent to ensure that there are no problems with the title of the property.
- Your attorney, if required, with assistance from us, will also identify appropriate Title Insurance policies that you may need.
- Your attorney will advise you on securing other Property Insurance policies such as fire and flood.
- If you need funding, we will recommend local (U.S.) financial institutions.
- After the transaction is closed, if you need, we will recommend Property Management companies based upon your plans for the property.
There are no fees or brokerage commissions charged to you. All fees charged by these professionals are paid to them directly by you. We do not charge these professionals any referral fees, and at least in some cases, charging such referral fees would be illegal according to U.S. Laws.
